Smart home devices are indispensable for vacation home owners, allowing us to monitor and control various aspects of our properties from anywhere in the world. From security cameras to smart locks, these technologies provide peace of mind and ease of management. One such essential device is the Kasa Smart Dimmer Switch. This smart dimmer switch is a game-changer for automating vacation home lights, offering seamless control and customization to create the perfect ambiance for any occasion.
Why Choose the Kasa Smart Dimmer Switch for Your Vacation Home?
Convenience and Security
Control lights remotely using the Kasa Smart app: The Kasa Smart app offers an intuitive and user-friendly interface that allows you to automate vacation home lights from anywhere in the world. Whether you’re at home, at work, or on vacation yourself, you can easily turn lights on or off, adjust brightness, and create schedules. Scheduling your lights to turn on and off at specific times can simulate someone being home, which is an effective deterrent against potential intruders. This remote-control capability is especially useful for vacation home owners who want to ensure their property is well-lit and secure, even when they are not physically present. By automating your lighting, you enhance security and create a welcoming environment when you or your guests arrive. It also helps in reducing energy consumption by ensuring lights are only on when needed.
Use voice commands with Alexa, Google Assistant, or SmartThings: The Kasa Smart Dimmer Switch integrates seamlessly with popular voice assistants like Amazon Alexa, Google Assistant, and Samsung SmartThings. This means you can automate vacation home lights using simple voice commands. Imagine the convenience of saying, “Alexa, dim the living room lights to 50%,” and watching your lights adjust instantly. This feature is not only convenient but also adds a modern, sophisticated touch to your vacation home, impressing guests and making daily life easier. Voice control is particularly handy when your hands are full or when you want to make quick adjustments without reaching for your phone.
Grouping and Scenes: The Kasa Smart app allows you to group multiple smart devices together, enabling you to control them simultaneously. This is particularly useful for setting up scenes for different activities. For example, you can create a “watching sports” scene where the living room lights are dimmed to create the perfect ambiance for game day. Grouping devices and setting scenes not only enhance convenience but also provide a customized lighting experience that suits your specific needs and preferences. This feature can transform your vacation home into a versatile and dynamic space that adapts to different occasions and moods.
Enhance security by automating vacation home lights: Automating your lights with the Kasa Smart Dimmer Switch adds an extra layer of security to your vacation home. Potential intruders are less likely to target a home that appears occupied. By using the scheduling feature, away mode, or remote control via the Kasa app, you can ensure that your lights are on when needed, giving the impression that someone is home. Additionally, integrating with motion sensors or cameras can further enhance security by triggering lights when motion is detected. This proactive approach to security can significantly reduce the risk of break-ins and provide peace of mind when you’re away.
Set dimming schedules to save energy and reduce electricity bills: Dimming your lights not only creates a pleasant ambiance but also helps save energy. With the Kasa Smart Dimmer Switch, you can set schedules to dim your lights during certain times of the day or night. For example, you can program your lights to dim gradually in the evening, reducing energy consumption while providing a softer, more relaxing light. This feature can lead to significant savings on your electricity bills, making your vacation home more energy-efficient and environmentally friendly. It also contributes to a sustainable lifestyle by minimizing unnecessary energy usage.
Set schedules to mimic a sunrise alarm clock: One of my favorite features, especially during the winter months when the sunrise is later, is the ability to automate a gradual wake-up routine. Instead of using a Kasa Smart Dimmer Switch, I use a Kasa Smart Bulb installed in a lamp in our bedroom. I’ve set up a schedule that gradually brightens the light over a 30-minute period starting at 6:30 AM. This mimics the natural sunrise and helps me wake up more gently. I also have a second schedule that automatically turns the light off at 8:00 AM, ensuring that I’m not wasting energy.
This gradual increase in light can help align with your body’s natural circadian rhythm, allowing you to wake up more naturally and feel more refreshed. Whether using a smart bulb or dimmer switch, the ability to schedule lighting to gently brighten over time is a wonderful addition to your morning routine, making those dark winter mornings more bearable.
By choosing the Kasa Smart Dimmer Switch to automate vacation home lights, you not only enhance your football-watching experience but also add convenience, security, and energy efficiency to your property. These features make it an essential device for any vacation home owner looking to modernize their home and simplify their life.
Overview of the Kasa Smart Dimmer Switch and Product Line
The Kasa Smart Dimmer Switch is a key component of the comprehensive Kasa Smart product line, designed to enhance your home’s convenience, security, and efficiency. This smart dimmer switch allows you to automate vacation home lights with ease, offering remote control, voice commands, and customizable schedules.
The Kasa Smart Dimmer Switch comes in two main types: single-pole and 3-way. A single-pole switch is where a single switch controls a light, suitable for most standard lighting setups. A 3-way switch allows two different switches to control the same light, ideal for larger rooms or hallways where you might need to operate the light from multiple locations.
The broader Kasa Smart product line includes a variety of devices that integrate seamlessly with each other to create a smart home ecosystem. Here’s a brief overview of some of the most popular Kasa Smart products:
- Smart Plugs: Control your electronics from anywhere and set schedules to turn devices on and off automatically.
- Smart Bulbs: Enjoy customizable lighting with adjustable brightness and color settings, all controllable through the Kasa Smart app or voice commands. Installation is as easy as replacing your current bulb with the Smart Bulb and adding it to the Kasa Smart app, making it one of the simplest upgrades for smart home lighting.
- Smart Cameras: Monitor your home with high-definition video, night vision, and two-way audio capabilities.
- Smart Light Switches: Upgrade your home’s lighting control with single-pole, 3-way, and dimmer switches that fit standard electrical boxes and work with existing wiring.
- Smart Power Strips: Manage multiple devices with individual control of each outlet and built-in energy monitoring.
These products work together within the Kasa Smart ecosystem, controlled through the user-friendly Kasa Smart app, and are compatible with popular voice assistants like Amazon Alexa, Google Assistant, and Samsung SmartThings. Whether you’re looking to improve your vacation home’s security, energy efficiency, or convenience, the Kasa Smart product line offers solutions to meet your needs.

- Quick Start Guide
Step-by-Step Installation
- Preparation:
- Wi-Fi Strength: You’ll want to check the Wi-Fi signal strength at the location where you want to install your switch. To test the signal strength using your smartphone, simply walk to the location of your switch and see how many bars your network connectivity has. At least 2 bars for the signal strength is considered reliable.
See: Optimize Your Vacation Home Network with UniFi Cloud Gateway for more insights on Wi-Fi coverage for your vacation home.
- Tools and Materials: You will need a flathead screwdriver, a Phillips screwdriver, a voltage sensor, wire strippers, and the included wire nuts and wall plate.
For the voltage sensor, I recommend the Sperry non-contact voltage sensor. It is easy to use: simply place the probe tip near a wire to detect the presence of voltage. The fully insulated probe tip helps eliminate the risk of accidentally contacting live electrical wires, ensuring a safer installation process.

- Turn off the power: Find the circuit breaker for the existing light switch and turn it off. Verify its off by turning your light switch on and off a few times.
- Remove the Existing Switch:
- Unscrew the faceplate of your existing switch and remove it.
- Carefully unscrew the switch itself from the wall and pull it out to expose the wiring.
- Use a voltage sensor to confirm that no power is running to the switch to ensure safety during installation.
- Identify the Neutral Wires:

- The Kasa Smart Dimmer Switch requires a neutral wire for proper installation. Look for a bundle of white wires secured with a wire nut. They may be folded up in the back of the electrical box.
- Apply the supplied neutral label to one of your neutral wires.
Important Note: If your existing setup does not include a neutral wire, do not proceed with a DIY installation. Consult a professional electrician.
Warning: I’ve read reviews where an inexperienced DIY owner used a “work around” for the lack of a neutral wire. They connected the neutral wire on the switch to the ground wire in the box.
Although the switch may work because the ground and neutral wires are bonded together in the breaker box, doing this creates an extremely dangerous situation. Never connect the white neutral wire on the Kasa dimmer switch to the ground wire in the box!
If there’s any uncertainty or lack of experience with electrical work, it’s best to consult a licensed electrician to ensure the safety and compliance of the electrical system.
- Identify and Label the Remaining wires:
- Identify and Label the Ground Wire: The ground wire is typically uninsulated bare copper or green and may or may not be connected to your existing light switch. Identify this wire and label it as “Ground”.
- Identify the Line and Load Wires: The Line and Load wires are usually black. The Line wire supplies power to the switch, while the Load wire connects to the light fixture when the switch is turned on.
- Ensure the switch is in the “Off” position.
- Temporarily turn the circuit breaker for the existing light switch back on.
- Use a voltage sensor to identify the wire that is energized (has power). This energized wire is the Line wire. The other wire should not be energized when the switch is in the “Off” position. This is the Load wire. When the switch is turned “On,” the Load wire will become energized.

- Turn the circuit breaker off again to ensure safety.
- Label the Wires: Apply the supplied labels to the Line and Load wires. This ensures proper identification during the installation process.
- Wiring the Single-pole Model HS220 Kasa Smart Dimmer Switch:
- Disconnect all wires from the old switch taking care not to remove any of the wire labels.
- Connect the Neutral wire from your wall to the white wire on the HS220 using a wire nut.
- Connect the Live/Load wires from the wall to the correct terminals on the HS220.
- Attach the Ground wire from your wall to the green wire on the HS220 using a wire nut.
- Ensure all connections are secure.
- Mount the Switch and Attach the Faceplate:
- Carefully tuck the wires back into the electrical box.
- Mount the HS220 switch into the box using the provided screws.
- Attach the faceplate. If you’re using an existing faceplate, you’ll need to remove the provided single-gang faceplate from the Kasa Smart Dimmer Switch. To do this, gently pry it off with a flathead screwdriver. Then, attach your double-gang faceplate to complete the installation.

- Power Up:
- Turn the power back on at the circuit breaker.
- The switch will power up, and the Wi-Fi indicator should start blinking.
- Check your handiwork by pressing the smart dimmer switch. Your light should turn on.
- Configure Your new Smart Switch:
- Download the App: Find and download the Kasa Smart App from the Apple Store or Google Play Store.
- Follow the setup instructions on the Kasa Smart app to connect the switch to your Wi-Fi network and complete the installation.
Notes:- Only 2.4Ghz Wi-Fi networks are supported. If you currently have both 2.4 and 5Ghz networks using the same network name (SSID), you should rename one of them to avoid connection issues.
- Ensure you have the correct password for your 2.4GHz Wi-Fi network before starting the configuration process. Entering the wrong password will prevent the device from connecting and can be difficult to troubleshoot and recover from.
(For more detailed instructions and video guides, you can refer to the Kasa Smart installation guide and installation video (TP-Link) (TP-Link) (YouTube).
- Enjoy your new Kasa Smart Dimmer Switch!

The soft glowing light makes it easy to find in the dark.
Electrical Safety Tips
- Always ensure the power is off before starting any electrical work.
- Use a non-contact voltage sensor to double-check that no power is flowing to the switch you are replacing.
- If you are unsure about any step or if your wiring does not match the expected setup, consult with a professional electrician to avoid any risks.

- Tap “Save” to store the schedule.
- Repeat the process to add additional schedules, such as turning on at 9 PM and off at midnight on Saturdays.
- Use the “Away” Mode to Create a Random Schedule: If you want to add an element of unpredictability, consider using the “Away” mode instead of fixed schedules to turn lights on and off at random intervals. This can simulate the presence of people more effectively as the lights will not follow a predictable pattern.
- Tap on the “Away” tab.
- Set the desired Start and Stop times. For example, set the light to turn on and off randomly between 7 PM and 11 PM.
- Select the days of the week to apply this action.
- Tap “Start” to activate the “Away” mode.
- Repeat for Other Devices: Repeat the process for each device you want to include in your “Away” function. Unfortunately, there isn’t a direct way to group devices under a single “Away” mode, so individual scheduling is necessary.
- Monitor and Adjust: You can monitor the status of your devices and adjust the schedules remotely using the Kasa Smart App, ensuring your home always appears occupied.
By creating individualized schedules and using the “Away” mode for each device, you can effectively make your vacation home appear occupied, enhancing its security while you are away.
Additionally, I use the security cameras I installed at our vacation home to visually monitor the lighting when I am not there. For step-by-step guidance on setting up your security cameras, check out my Reolink Camera Installation Guide.
